Not interested in a high rise condo.
Where would you suggest?
I've actually enjoyed Jomtien. Beats Patts hands down. Bit pricey here though unless you want a highrise which I wouldn't. Few Ruskis around but they're not that bad.
Would Bang Sa re be a better choice? I think down there close to the beach in an older lowrise or townhouse can be had for 3 or 4 mill which is about the budget. I like the quiet sois , but still enjoy a good range of restaurants more than bars.
Thoughts appreciated!

PS, many people knock the place, but I love Bang Saen, great little Thai style place, with none of the nonsense that goes on just down the road.

Even better for someone like you, get away from the property touts and head for Chanthaburi, the best province in Thailand.

Yes Jpmtien is much better than Pattaya, but I've always liked Hua Hin and prefer to either. Again getting pricey, although on the other hand there's now much more available further out of town. Great if you have a car, as not as easy for tourists to get too without one.

The wife had some relatives who lived on an estate (ex military officers accommodation I believe) from which you could walk to Jomtien Beach.
The estate was on a hill, pretty steep one it was too but the views and the houses were great.Toyed with the idea of buying a place there but other matters came up so that idea never materialised. Plus the wife wasn't so keen on the proximity of Pattaya and the prospect of umpteen family members and assorted friends coming to stay for for a long time
Mind you Jomtien beach 30+ years back when I holidayed here was totally deserted as was Jomtien which was but a small fishing village, one would be more likely then to meet Robinson Crusoe and Man Friday as opposed to any tourists.

Na Jomtien still screams small fishing village. The highrises will no doubt catch up and they aren't far away.
