Does anyone know how much land you can have before you pay tax? My wife has about 1.8 Rai.

I believe it also depends on the value and purpose of the land. For 1.8 rai, unless it's prime real estate / land in the centre of Bangkok, it's not something I'd worry about though Unlikely to be close to anything significant being paid

Last year Sopha mentioned a figure of 10 rai, and there has been a lot of for sale signs for plots over 10 rai at stupidly low prices. Just to avoid the tax.

Of course from what I have observed over the years, the worthless paddy field land is exactly that, worthless, a rai of land that produces about 2,000 baht worth of rice per year is for sale at the bargain price of 300k or 400k per rai, dream on.
A conversation from a few years ago, a rai of rubber tree should produce 20k baht per year, 100 rai would give an income of 2 million baht per year, I crunched the numbers on an excel spreadsheet, 100 rai at 300k per rai would take me at least 15 years to break even, better returns can be had on Bkk condos.
Up my way in Bkk, Pattanakarn, the muslim noodle shop sits on about 10 rai of land.
I asked them why they didnt sell, they told me, the land, 100k per T/w or 40 million baht per rai appreciates faster than any return they can get from the bank or stockmarket.

As for taxes, I dont know anyone that pays taxes on land in Bkk, see previous post above.

^^^ take this with a pinch of salt, the mrs has told me in Bkk its 20 baht per year, when the land is sold the taxes will be paid.
