I think the ceiling guy was 95k baht. Thats everything. Electrical was 60k baht.

Anyway , enough pics for now. We ended up with 4 bedrooms 4x4 but 1 bedroom is 8x4m. 2 indoor bathrooms both 4x4m Kitchen is 4x8m Loungeroom is 12x8m Verandah 2x12m And a hallway.
I've actually never slept in the place and haven't seen it for a year. We live in Australia. No one stays in it, the inlaws live a few houses away and watch it for us. I'll do near anything not to go stay there to be honest. The village shites me to tears.
So does that make the expense worth it? Yes because on the odd occasions we will go and stay there , I don't have to wake up and see the inlaws. Worth every cent.

312 square metres including the 12x2m verandah plus an outside bathroom so add another 12 metres onto that. House is 24m long and 12m wide. Total cost so far at a guess that my wife added up is 1.2mil baht. Thats house completed , but no air cons yet or furniture. I'd have liked to do the thread from bare land , and list each cost as it went with relevant pics, but like I said the pics are everywhere and the costs are on papers spread over Thailand and Australia.

Correction , house is 24m long plus add 2 metres more for verandah.

Am I right in thinking you said your missus owned the land already?
Just wondered what the same would cost if buying the land...I know area will depend on the price, but maybe a ballpark figure if someone was to buy some land there or within a 5 mile radius.

At the time (10 years ago) she paid 5k baht for the land. I liked it because its at the back of the village and has a nice view of rice fields and the nearby mountains. Now that land is worth up to 100k. I've been offered other blocks in the same village for 70k by people who want the cash etc. Yep the money can go a long way , but having a good bil to help was invaluable. We never employed an architect or any other builder to run the job so I'm certain that saved a bit. My bil is a really nice guy and would show us pics of every receipt while we weren't there. I gave him a few decent cash bonuses along the way to show appreciation. If anyone ever needs a builder up near Chaiyapum or KK areas let me know.

Only 3 small bedrooms, maybe the house is half the size of yours. Best thing we ever did. If it burnt down tomorrow it was still worth every penny. All the best with the citizenship thing for the Mrs. The other best thing we ever did. You will both really appreciate it. Edit... We have stayed in our house every year since building from a few weeks to months on end. Not only will you appreciate a bit of space, but so will the in-laws. Great stuff.

And just briefly Hip. Don't forget to budget for maintenance. Regardless of the quality of workmanship and resourses; sooner than later that render will need a new lick of paint and something will let go. It is inevitable.

House is basically done. The brother in law has a few doors inside to hang but that's about it besides putting a couple split systems in.
Bit boring with all the white paint but I had a feeling if I asked for cream walls I'd get bright yellow.
