BTW Depending on your version of excel they now build in similar templates into the software, eg if I click in Excel: File New then templates come up. There is one called "Loan Comparison calculator". So then click on "create" It allows you to compare 3 different scenarios, which you can set on the worksheet <payment schedule> . You may need to unfreeze the panes if its the payment schedule you're particularly interested in as the format is a bit naff. Here's an example: You're coming to the house warming mate . Be afraid. ^^^, , I always have a laugh as I am on the motorway, whizzing by the elephant statue heading towards Pra Ram 2, reading the signs for Thepaerak, etc, I usually pull off at the Pu Chao turn off right by the river. Call me a liar, and I know many wont believe me, but its possible to buy houses down that way for less than 100,000 baht. Im a bit confused at the best times , but wheres houses for 100k ? As mentioned before Bang Hua Suea is one area, be aware these are proper old skool Teak houses on stilts, pay a token rent of 500 baht per year for the use of the land,these houses have been there for years. Usually occupied by people working in the factories in the local industrial area or at the port. Other areas within Bkk still exist, but are getting harder to find, you would be amazed at whats lies of the main roads once you enter some of these side sois, villages with houses in the hundreds and thousands. There are still a few up Prakhanong way, but they are being bought up by property developers, the mother in law sold up a few years back, with a pay off she will never spend even if she lives to be a 100 years old. Was up Pattanakarn way recently, there is a massive housing development being built that comprises 13 different villages. Gave an old biddy a lift to the local market today, she was telling me she is moving back to Hat Yai, owner wants to sell the 2 storey 3 bedroom townhouse, owner wants 2.2 million, this old biddy is telling people 2.4, truth is the owner would probably accept 2 million. There are also houses available on Govt land for sale, again pay peanuts in rent, build your own house and you are good to go for the next 30 years. It makes financial sense, throw up a 750,000 baht house, works out at about 2,000 baht per month in rent.

It's sort of on the radar but not got round to doing much about it yet, with a few other changes in motion. The condo has done well for the best part of 10 years. Just with the kids getting older we all fancy the idea of a house with a garden and moo-bahn a bit more. Plus something a bit closer now the girls have switched school. Was out with Smokie, blether and rgs recently and rgs mentioned the idea of buying an older place + land and then knocking it down, which is another thought. Just a case of getting round to things.

If I lived there , I'd be going for that old house knock down idea. Developing rarely goes wrong , but being on site goes a long way. At least I'd wanna be in the country which I'm not. I lived in a condo once for a couple of years before I had kids. I missed not having a backyard to sit out and some grass to mow. Kids need a backyard to run around in so even a small yard beats none.

Depends what you are looking for, in many cases it may suit many just to buy a place on a development, hassle free. It all comes down to budget and how much you are willing to spend, if sub 5 or 6 million, just go to one of these property developers and save yourself the hassle. If spending more, yes it can work out cheaper. If you want a sight for sore eyes take a drive on the Bang Na-Trat highway in Bkk up by Gemopolis way, houses for sale at 80 million baht, yes you have read that right, 80 million baht, for those who think thats expensive, head to the west side of Bkk across the river, they cost even more. Who says the Thais dont have money?

^^^ read an advert in some Thai property mag a few years ago, an ex govenors house, , more like a chateau, a steal at 50 million baht. Thai guy I know owns property on Suk soi 4, we are now into silly money. Another Thai guy I know owns property on Suk soi 49 down by the canal, the brexit pensioner brigade wont be in a rush to buy, its off their scale of understanding. One of the best, Thai guy, excellent lad has property giving him an income of 1,000 baht per day, dont ask about taxes etc . To get that sort of return from a bank he would need at least 20 million baht, he works about 3 or 4 hours a day to get this return.

Have been looking at a few properties ourselves recently.
If you have an iPad the "Numbers" App in there is very handy to carry around. It's like Excel on iPad. If you open it, there is a template in there for mortgage calculations were you can input amount, rate, down payment, term etc and it does all the calcs hippity is looking for. Useful.
