Couldn't fit it all in the title. Should have ended with my hotel choice.
I'd actually say it's how clean it is certainly comes first and not negotiable there, but I seem to remember how good was the buffet breakfast and I'll return to a hotel based on that because generally the rooms are clean to a decent standard in most hotels 3 star and above anyway. I like a nice selection of dishes and I like it when the chef asks how would you like your eggs cooked?
Also just because you've forked out for a top 5 star hotel, doesn't mean the buffet breakfast is that great.
I'm kind of thinking out loud here, feel free to add. ..

All depends on the company. If a family stay then agree a good buffet breakfast to set you up for the day is important. On the other hand if it's a lads weekend away then it's late / afternoon checkout that counts

My first concern, does the hotel have a car park, if not I dont use it.
Not too bothered about breakfast in the hotel, many times we will go to Casa Pascal for breakfast/brunch when in Pattaya, depending on how rough I am from the night before it may be a fry up at The Buthcers Arms, or Central food court.
The mrs likes a place with a 7 nearby.

Location...good shower....working free wifi and then top quality breakfast.
The last of those is near impossible in Thailand so I settle for passable fried eggs and toast.

Cleanliness number one - location number two. Tbh breakfast doesn't matter to me when in Thailand, I'm usually still in bed dying from the night before or willing to go down to one of the Thai cafes. If I had a family as you do, OP, then yes, I agree breakfast would be an issue. Horses for courses. If I'm with a lady then it will be four or five star all the way. Alone, Tune hotels are fine for a city break, three star outwith that. In saying that I have booked an executive one bedroom suite for the duration of my next Asian trip - the hotel in BKK is a decent price, I think £400 for four nights - CM, cheap - Tokyo, wtf!! and Burma is a bit pricey too. I'm half expecting my gf to fly to Tokyo to meet me. She's flying from Scotland end Jan start Feb I think. Looking forward to that as I am, I'm not keen on upgrading to five star in Tokyo. Must be the Scot in me.

Agreed about Burma, our digital pikeys and backpacker types should cross it off their bucket list.

I've been looking again at the hotel I've booked in Tokyo and I reckon I'll upgrade, I certainly will if my lady commits to flying in. Man, in ten years time the money ain't an issue - the memory is. Re Burma - I've read some appalling comments from the pikey community in regards to pricing and other stuff. These half-wits suddenly transform into human rights activists on their flights, then moan about having to send a whole $2 for breakfast. Morons.

I was talking worlwide not just Thailand where it is widely reported I spend 400 Baht more a month for internet access than any pikey. Breakfast is another animal. I'm very very picky and sent the egg chef packing four times with instructions for my fried eggs...he got it eventually. I take no prisoners over a breakfast table!

Thanks for this mate...I will have to investigate as never stayed at any of those. Best I have had was the Amari in Pattaya....great proper back bacon and eggs....that's the basis of any breakfast isn't it?

Cleanliness, locality and a car park. Don't give a freck about the room itself as I never spend my holiday/business trip on the hotel room, it's just somewhere to lay my head at the end of the day.

How about a comfy mattress? Not very common in Thai hotels I've found.

How about a comfy mattress? Not very common in Thai hotels I've found. Agreed, this should definitely be on my list. Also I prefer pillows that are not too thick. I know that sounds silly but I have stopped in hotels here where the pillow is much too high and as a result I wake up with a cricked neck.
