Thought I'd start a thread on great land and/or house deals around Thailand.
Where's the best beach front property?
The best condo deals in Bangkok?
The best bungalow in Chiang Mai?
The best farm in Issan?
Even any resorts or B and B For sale you might have seen and thought that's a bargain for someone!

Fire away- I'm sure links are fine- With the exception of condo's why would a Farang care? You mean there are people who actually invest money in Thailand? No kidding.

With the exception of condo's why would a Farang care? You mean there are people who actually invest money in Thailand? No kidding. Cause some are blessed with the option to invest. That's why. Anyway, a condo in CM , 1bed 1 bath, 32squares. 530k and not a shite dump. Good deal or not? 75 years old building next to an all night karaoke joint? Still have to look at the currency in the past two years. And the political situation and the absence of a rule of law. See what I'm saying? First you have to post a photo of the place and neighborhood and a 24 hour video and then factor in a 30% negative risk factor

Property/land very easy to buy, not so easy to sell.
Everyday the mrs and I are offered some, land rich bank poor, Thais property.
Gotta love living in Bkk, its like a Dutch auction.
The answer is always the same, thanks but no thanks.

It's more a thing of putting an example or 2 up for start of the thread. Call it an experiment perhaps if us white guys are overpaying or not? Since Thais usually say we get ripped off, let's see how it compares to their prices. I'd like to see the best value absolute beach front land or house and land in Thailand if you know?

That would be the first thing I would look at. You asked the question. I lived in CM for 3 years. Location, location, location. You didn't mention where t he place is located and how old the building is and what condition it's in and ....... How could anyone tell you about value? PS I left CM because of the smoke. I thought it would kill me in a couple of years.

Best value for what, you want value head south young man. Trang springs to mind, you couldnt pay me to live there.

If you want a cheap house for a quarter of its build value, head to Nakon Nowhere and snap up a farang mcmansion, eg, house cost 4 million to build, in the middle of a paddy field, girl selling it for 2 million, no-one in the village can afford it, we go and look, beautiful house, granite tiles etc etc, we have a look round, nothing for miles around, on the way back, the girl phones and says if you pay cash we can have it for 1 million, she wants to get back to Chiang Mai.
If you want a ROI, buy cheap condos for sub 300k baht, rent them out for 3,000 baht per month, you will never sell them but who cares.
Ramkhamhaeng in Bkk is full of them. Father buys a condo for his off spring to study at Ram, pays 300k, sells it 3 years later for same price, offspring has lived rent free for 3 years.

I reckon there must an unspoken of, almost unsalable underbelly of these types of homes available for sale in the more remote places in Thailand. The dream home built on the dreamy relationship. The relationship, for what ever reason sours, the house becomes vacant, being in the Thai persons name, it is theirs to sell. But, there are no buyers, few Thai buyers, no Western buyers. I'm just surmising as I have little knowledge of the Thai market ... except to say that farm land with poor road connectivity in my area sells for about a Million Bht / Rai. that was the price paid to 3 separate Thai owners and sold to a Thai. Each holding (Farm) was in the order of 6 Rai. It's strange how they work the exchange/settlement. A deposit has been received (and spent) by the current owners, settlement hasn't occurred and appears won't for some time yet. My background is in Property, I have a specialist degree in it. Personally, I very wary of buying anything here, but maybe I'm over cautious. If something appropriate is offered up, and we have the finances, I'd look at putting it in the kids names as they are Thai, thus allowed to own land, the court protects them until they reach legal age. To protect my rights, I'd take a long lease over the property, i think the correct name is a Usufruct? .

Lease and usufruct are two different things. Take a usufruct for life. A lease means renting the property; a usufruct grants you the full and exclusive use of it, to use it for yourself or to rent it out.

BANGKOK: -- Residents of Thailand are investing more overseas, according to a report released on Monday. Investments of 6.8 billion baht abroad were documented during the first nine months of 2015, up 143% year-on-year. Residents are investing in popular destinations such as Cambodia and Indonesia.
