It resembles the Ettamogah pub (you can Google that bit) , but I'd like to show how far 1.2 million baht can go out in the sticks if you're willing and able and drunk and bored and nothing better to spend money on. I've got a bunch of pics and price tags to share which is what it's about.

I can show you exactly what 1.2 mil gets you in the Saraphee area hip, because that's what our place cost. That was just for the house build, not land, no extras like furniture, landscaping etc. Will be interested to see what you are building and I know what you are talking about as I have had a few beers in the Ettamogah Pub at Palmview on the Sunshine Coast in QLD.

Ok great, let's compare the pairs Mick .
Bit of background first.
Wife had the land already so that cost is null and void. Back then she paid the pricey sum of 3k baht. Same size now is around 50k, still a pittance really but no one sells.
Next. I organized the build myself. Now everyone said don't do that. I have 20 plus years building experience so of course I'm gonna say stuff it, lets try anyway. Copious amounts of beer helped - which isn't priced into the build.
Its definitely an experience building in Issan, but glad I did it. My brother in law became the main guy to run things and he knows his stuff since we aren't there very often he's a gem in my eyes.
The house is still ongoing (taken a while but paid cash as we went) and basically finished by this Christmas. All up its 322 square metres of living space including the verandah.

Built our house in Bangkok fourteen years ago. The cost was minimal then. Now it is prime estate. But I have always bought and sold property. Call me trump, lower case t.

I can tell you now, cost per sq mtr, yours is about a third of the cost of ours.
My mate built a similar house to ours at Nong Sung, between Khon Kaen and Udon Thani, with an extra bedroom and his place was about 800,000 baht.
CM is a lot more expensive than Isaan. I would have built ours a bit bigger if I could have afforded it but I only had so much to spend in cash and did not want to borrow.

hippy, just out of interest, are you building it on the ground level or lifting the height of the floor level ? When we had our place built my wife insisted the floor level was to be at least a metre above natural ground level. Makes a lot of things easier later, like water drains etc. although you do have the issue of stairs to climb (when you are drunk) Thai lady friend of my wife who is living in Finland at the moment bought the block of land next door to us, smaller than our block, I think hers is about 600 sq mtrs. Same builder who built our house is doing hers, my wife is supervising the construction. She is becoming a real little construction site Nazi. i66.tinypic.com/11jc6bp.jpg

Yes, building on an earthen mound is common. I think I think you will find it cheaper to buy earth backfill in the dry season .
